Job Description

Position Summary As Project Manager, you'll play a key role in bidding and managing construction projects. This position requires excellent communication, interpersonal, and project management skills. You will work directly with HOA managers and board members, subcontractors, homeowners, and municipalities to ensure projects are completed on time, within budget, and to the highest quality.  
 
  Job Description Minimum Qualifications (Knowledge, Skills, and Abilities) Required Qualifications 
  • 2+ years of experience in construction or HOA management. 
  • Construction industry knowledge, including ability to read and bid from plans. 
  • Experience working with LADBS is preferred. 
  • Proven experience working with multiple groups of stakeholders simultaneously. 
  • Excellent communication, interpersonal, and negotiation skills.
  • Strong organizational and time management skills. 
  • Proficient in Microsoft Office Suite, including Word and Excel. 
  • Valid driver's license and reliable transportation required. Reasonable accommodations may be made to enable individuals with disabilities to perform the functions. While primarily an office-based role, the Project Manager may occasionally be required to: 
  • Visit construction sites, which may involve walking on uneven surfaces, climbing stairs, and navigating potentially hazardous areas. 
  • Inspect work in progress, which may require bending, stooping, and reaching. 
  • Attend meetings and job site visits, which may involve some travel.   

Job Requirements

Essential Duties and Responsibilities (The essential functions include, but are not limited to the following): 
 
Client Management
  • Develop and maintain strong relationships with HOA managers and board members when appropriate. 
  • Clearly communicate project timelines, expectations, and issues that arise throughout the project lifecycle.
  • Address client concerns and maintain open communication. 
 
Project Management
  • Manage projects from initial client contact through completion, ensuring all aspects are on schedule and within budget. 
  • Coordinate with subcontractors, managers, board members, and homeowners to facilitate smooth on-site job reviews for new work. 
  • Work with subcontractors to develop their scope of work and secure bids. 
  • Create professional and comprehensive proposals based on subcontractor bids and onsite job reviews. 
  • Secure HOA approval for project proposals. 
  • Oversee project execution, ensuring adherence to plans, specifications, and safety regulations. 
  • Manage change orders and maintain project documentation. 
  • Conduct post-project reviews and ensure client satisfaction. 
 
Subcontractor Management: 
  • Develop and maintain positive relationships with qualified subcontractors.
  • Negotiate competitive bids and contracts with subcontractors. 
  • Ensure subcontractors comply with project timelines, budgets, and safety protocols.   

Additional Information

Working hours Monday through Friday, 8 AM - 5 PM.  
Pay Range: $16.90 - $85.00
Prolonged sitting at desk at main office located in Westlake Village, or remote work.
Driving to job sites throughout primary areas of coverage including Los Angeles County, San Fernando Valley, and Ventura County.
